Cancellation & disputes

The biggest misconception about OTAs is that they're always more flexible. In reality, the cancellation policy is set by the host either way — Airbnb just enforces it. How to verify a direct host

Before you send a peso to any direct host in Mexico, run this three-minute check:

  • Google the company name + "reviews" — look for 4.5+ stars across 50+ reviews spanning multiple years.
  • Find the same property on Airbnb, Vrbo or Booking.com — the review history should match what the direct site claims.
  • Check the domain age (whois.com) — a real management company has a domain registered years, not weeks, ago.
  • Ask for the RFC and the physical office address; a legitimate host will send both without hesitation.
  • Pay with a credit card. Never wire the full balance to a personal bank account.

Real price comparison

Take a typical 7-night stay in a 2-bedroom Akumal condo priced at USD $250/night:

  • Airbnb total: $250 × 7 = $1,750 + $200 cleaning + ~$293 service fee + tax ≈ $2,450 all-in.
  • Vrbo total: similar — usually within $50 of Airbnb on the same property.
  • Direct with PPIM: $250 × 7 = $1,750 + $150 cleaning + tax ≈ $2,050 all-in.

Savings: ~$400 on a single week — enough to cover a private airport transfer, a half-day yacht charter deposit, or a cenote tour for the whole family. That's before currency conversion.

When Airbnb/Vrbo IS the better choice

We'll be honest — sometimes it's not worth booking direct:

  • Very short stays (1–2 nights). The savings don't outweigh the friction of learning a new booking flow.
  • You're new to the destination and nervous. Airbnb's AirCover is genuine peace of mind for a first-time international traveler.
  • You want to redeem points. Chase, Amex and Capital One travel portals only pay out on OTA bookings.
  • You can't verify the direct host. If any of the checks above fail, book on an OTA and pay the fee.
